This position is primarily be responsible for conducting strategic analysis, and producing and presenting findings to support development planning and strategy. This may include portfolio strategy, new market entry viability assessments & strategies, and/or relocation/renovation planning. In addition, this role is responsible for conducting monthly analysis related to the Company's capital expenditures. There may also be work related to project management and/or participation in continuous improvement work around internal process management and tools as the department continues to grow and improve its capabilities.
ESSENTIAL DUTIES & RESPONSIBILTIES Estimated % of Time Spent
- Strategic Planning & Analysis
Supporting the annual strategic planning process for the Development team and managing the reporting and forecasting of new sites, expansions, remodels, and closures.
Conduct ongoing analysis of new and existing markets to determine optimal capital plan for both strategic success and to maximize portfolio ROI.
Complete competitor and cannibalization impact analysis.
Conduct post mortem analysis on existing sites to better understand drivers of success of new club locations, and to incorporate findings into predictive models and future real estate strategic decisions.
Conduct DMA headroom (club count potential) research for both new and existing markets.
Assist in the refinement of inputs and assumptions for club/project predictive financial models. 40%
- Capital Expenditures: Budgeting, Forecasting, and Analysis, and Reporting
Partner with the Real Estate, Construction, IT, FP&A, and Treasury departments to develop annual budgets for all capital projects including new club openings, remodels, ongoing club maintenance, and IT implementations.
Own all monthly capital reporting, analysis, and forecasting. This includes analysis of spend and tenant improvement allowances at the project level and reconciliation to the cash flow statement.
Serve as a key liaison between Real Estate and Capital Strategy, FP&A, Accounts Payable, and Treasury in communicating the Company's capital outlook and commitments. This will include delivering insights and recommendations to senior managers to support comprehensive cash management of the business.
Partner with Accounting organization in all of the above activities/processes to gain understating of actual trends and communicate forecast projections. 40%
- Special Projects
Conduct ad hoc analysis in support of Real Estate strategy and/or participate in or guide special projects targeted at improvement of internal or partner-focused processes.
Assist in the development of Board level presentations in support of individual sites and/or transactions.
Provide limited support Merger & Acquisition activity in the form of target due diligence, strategic diligence and communication with target companies. May assist in the execution of Confidentiality Agreements and participate with executive leadership in target visits and on-site evaluations.
M&A responsibilities would include the development of valuation models and the creation of business cases used in the evaluation and approval of transactions.
Will participate in the presentation of business cases and recommendations during monthly Development meetings. 20%
The position is in regular contact with the Real Estate, Construction, Design, IT, Accounting, and Marketing departments. The Analyst will often participate in completing and presenting analysis and recommendations to the CEO, President, CFO, and during Real Estate Committee meetings.
Knowledge, Skills & Abilities
Outstanding academic record, strong finance and accounting background, good research skills, intensive financial modeling experience, and excellent communication and people skills. Must also be motivated and demonstrate initiation in problem solving.
Proficient in MS Office products with special emphasis on mastery of Excel and financial modeling.
High degree of accuracy in their work. Ability to audit their own and others' work for correctness.
Excellent written and verbal communication skills and ability to make presentations.
Motivated with the ability to work independently.
Ability to manage multiple assignments simultaneously and independently, setting own priorities.
Minimum Educational Level/Certifications
- 4 year Bachelors degree required.
Minimum Work Experience and Qualifications
2+ years of work experience in financial analysis, M&A, investment banking, strategy consulting, private equity, or a related field.
Project management capability and proven track record of accomplishment.
