Under the supervision of the Director of Real Estate & Capital Strategy, this position is primarily responsible for driving strategic real estate decisions through in-depth analysis and producing and presenting findings to support development planning and strategy. This may include portfolio strategy, relocation/renovation planning, and/or new market entry viability assessments & strategies. In addition, there may also be work related to project management and/or participation in continuous improvement work around internal process management and tools as the department continues to grow and improve its capabilities.
ESSENTIAL DUTIES & RESPONSIBILTIES Estimated % of Time Spent
- Strategic Planning & Analysis
Support the annual strategic planning process for the Development Team and managing the reporting and forecasting of new sites, relocations, remodels, and closures.
Perform sales forecasting and financial modeling to evaluate investment decisions that align with company's strategic plan.
Conduct ongoing analysis of new and existing markets to determine optimal capital plan for both strategic success and to maximize portfolio ROI.
Conduct hindsight analysis on existing sites to better understand drivers of success of new club locations, and to incorporate findings into models and future real estate strategic decisions.
Conduct DMA headroom (club count potential) research for both new and existing markets.
Assist in development of Real Estate Committee materials to support capital investments presented to Executive Leadership.
Perform monthly reporting of club performance and KPI to business partners.
Manage competitor tracking of internal database across markets.
Develop and manage a data repository of assets across facilities to streamline various reporting and analytical requests
Conduct ad-hoc projects, reporting, and analysis as directed by Real Estate Strategy and Development management.
- Special Projects
Assist and support the refresh and recalibration of the predictive analytics software and geo-spatial platform.
Assist in the development of Board level presentations in support of individual sites and/or transactions.
The position has regular contact with cross-functional business partners including Real Estate, Construction, Property Management, Facilities and Finance departments. The Analyst often participates in completing and presenting analysis and recommendations to senior leadership.
Knowledge, Skills & Abilities
Outstanding academic record.
Strong finance and accounting background with intensive financial modeling experience preferred.
Retail/commercial real estate industry experience preferred but not required.
Good research skills and excellent communication and people skills.
Motivated and demonstrate initiation in problem-solving.
Proficient in MS Office products with special emphasis on mastery of Excel and financial modeling.
High degree of accuracy in their work. Ability to audit their own and others' work for correctness.
Excellent written and verbal communication skills and ability to make presentations.
Motivated with the ability to work independently and cross-functionally.
Ability to manage multiple assignments simultaneously and independently, setting own priorities.
Minimum Educational Level/Certifications
- 4 year Bachelor's degree.
Minimum Work Experience and Qualifications
2+ years of work experience in financial analysis, FP&A, M&A, investment banking, strategy consulting, private equity, or a related field.
Strong financial acumen and understanding of cash flows and investment planning metrics.
Project management capability and proven track record of accomplishment.
- Limited to no travel required (<5%).
